Our Services
Pre-Purchase
Home Inspection
Before you close on a home, it is important to know what you are buying beyond what you can see during a showing or walkthrough. A pre-purchase home inspection provides an independent evaluation of the property’s condition, helping you identify concerns and better understand the home before making your final purchasing decision.
Our pre-purchase home inspection provides a thorough visual evaluation of the home’s major systems and readily accessible components, including areas such as the roof, structure, exterior, electrical, plumbing, HVAC, interior, attic, and installed appliances. We document observable deficiencies, safety concerns, and repair or maintenance needs to give you a clearer understanding of the property’s condition.
During the inspection, we evaluate the property system by system, using visual observations along with professional inspection tools when appropriate. You are welcome to attend the inspection, observe the process, and note any questions or specific concerns you may have. At the conclusion of the inspection, we can review significant findings, address your questions, and discuss any areas of concern.
Following the inspection, you will receive a clear, detailed digital report with photographs, documented findings, and practical recommendations. We are also available after the inspection to answer questions and help you and your real estate professional understand the findings and their potential implications.
Additional Inspection Services
Depending on the property and your needs, your pre-purchase inspection can also be combined with additional services such as mold assessment and testing, WDO inspection, sewer camera inspection, and water quality testing (possible links to each or to the main page with the info).

Pre-Listing
Home Inspection
Our pre-listing home inspection provides a thorough visual evaluation of the home’s major systems and readily accessible components, including areas such as the roof, structure, exterior, electrical, plumbing, HVAC, interior, attic, and installed appliances. We document observable deficiencies, safety concerns, and repair or maintenance needs to give you a clearer understanding of the property’s condition before listing.
The inspection can help identify concerns that may otherwise arise during a buyer’s inspection. When the inspection report is made available with the listing, prospective buyers can review known conditions before making an offer, helping establish clearer expectations about the property’s condition and potentially reducing inspection-related surprises or negotiations later in the transaction.
With this information, you can determine which items you may want to address before listing and which findings you simply want to disclose or be prepared to discuss during the transaction.
Following the inspection, you will receive a clear, detailed digital report with photographs, documented findings, and practical recommendations. We are also available to answer questions and help you and your real estate professional understand the findings and their potential implications as you prepare the property for sale.

New Construction
Home Inspection
Our new construction home inspection provides a thorough visual evaluation of the home’s major systems and readily accessible components, including areas such as the roof, structure, exterior, electrical, plumbing, HVAC, interior finishes, attic, and installed appliances.
We evaluate the property for observable deficiencies, incomplete or damaged work, installation concerns, and other conditions that may require attention. While the builder conducts its own construction and quality-control processes, our inspection provides an independent evaluation from the homebuyer’s perspective.
Following the inspection, you will receive a clear, detailed digital report with photographs, documented findings, and practical recommendations. The report is often provided to the builder as part of the final punch-list process, giving you and the builder a documented list of observed items to review and address, as appropriate, before the home is completed and the keys are handed over.
11-Month Warranty Inspection
For homes approaching the end of the builder’s first-year warranty period, an 11-month warranty inspection can help identify observable deficiencies or concerns that may have developed since moving in. The findings can be documented for your review and, where applicable, presented to the builder before the warranty period expires.

Windstorm Mitigation
Inspection
A Windstorm Mitigation Inspection, commonly referred to as a Wind Mitigation Inspection, documents construction features that may help a home withstand high winds and windborne debris. In Florida, the inspection is commonly used by insurance companies to determine eligibility for available wind-mitigation credits and discounts.
During the inspection, we evaluate and document qualifying wind and impact-resistant features of the property, including the roof covering, roof deck attachment, roof-to-wall connections, roof geometry, secondary water resistance, and opening protection such as impact-rated windows and doors or approved shutters.
We inspect accessible areas of the property and review applicable documentation to determine which wind- and impact-resistant features can be verified for the insurance report. Required photographs and supporting documentation are included with the report.
The findings are documented on the applicable Florida Wind Mitigation Inspection form and provided for submission to your insurance company. Qualifying features may result in insurance credits or discounts, with the amount and eligibility determined by the insurance carrier.
Could Your Home Qualify for Wind Mitigation Credits?
Whether you are purchasing a home, obtaining new insurance, renewing your policy, or simply want to document your home’s wind and impact-resistant features, a Wind Mitigation Inspection can provide the information your insurance company needs.
4-Point
Inspection
A 4-Point Inspection is commonly requested by insurance companies when obtaining or renewing homeowners’ insurance in Florida. The inspection provides the insurance company with information about the condition and characteristics of four major systems of the home: the roof, electrical, plumbing, and HVAC.
During the inspection, we evaluate and document the readily accessible components of each of the four systems, including:
Roof — Age, covering type, general condition, signs of damage or leakage, and estimated remaining useful life where required.
Electrical — Electrical panel and service information, wiring types, and observable conditions or deficiencies relevant to the insurance inspection.
Plumbing — Supply and drain piping materials, water heater information, plumbing fixtures and connections, and observable signs of leakage or other concerns.
HVAC — Heating and cooling system information, general condition, operation, and observable signs of leakage or other conditions relevant to the insurance inspection.
The findings are documented on the applicable Florida 4-Point Inspection form, along with the photographs and supporting information required for the insurance company’s review. Insurers use this information when evaluating the property for coverage, and certain conditions may need to be corrected before a policy can be issued or renewed.
Need a 4-Point Inspection for Insurance?
Whether you are purchasing a home, obtaining new coverage, renewing an existing policy, or shopping for insurance, we can provide the documentation needed for your insurance company’s review.
WDO
Inspection
A Wood-Destroying Organism (WDO) Inspection evaluates the property for visible evidence of organisms that can damage or deteriorate wood and other building materials. Whether you are purchasing a property or have noticed signs of possible termite or wood-destroying organism activity, the inspection can help identify conditions that may warrant further evaluation or treatment.
During the inspection, we evaluate visible and readily accessible areas of the property, including applicable interior, exterior, attic, and crawlspace areas, for evidence of wood-destroying organisms. These may include termites, powderpost beetles, old house borers, and wood-decaying fungi.
We document observable evidence of active or previous WDO activity, visible damage, and other applicable conditions identified during the inspection. When concerns are observed, recommendations may include further evaluation, treatment, or repair by the appropriate qualified professional.
When required for a real estate transaction or other purpose, an official Florida Wood-Destroying Organisms Inspection Report can also be provided as an additional service.
Concerned About Termites or Other Wood-Destroying Organisms?
Whether you are purchasing a property, have noticed signs of possible activity, or need a WDO report for a real estate transaction, contact us to discuss the appropriate inspection for your needs.
Sewer Camera
Inspection
A Sewer Camera Inspection, commonly referred to as a sewer scope, provides a visual evaluation of the accessible interior of the property’s main sewer line—an area that cannot typically be evaluated during a standard home inspection. The inspection can help identify conditions that may affect drainage or require further evaluation before you purchase or maintain a property.
During the inspection, a specialized camera is introduced through an accessible entry point and advanced through the sewer line where conditions and access allow. We visually evaluate accessible portions of the line for conditions such as buildup or restrictions, deterioration, root intrusion, damaged or displaced piping, and other observable concerns.
A sewer camera inspection can be particularly valuable for older properties or homes with aging drain materials such as cast iron, where deterioration may not be apparent from the plumbing fixtures or other readily accessible areas of the home. It can also help identify observable installation concerns or defects within newer sewer lines that would otherwise remain hidden.
Findings are documented with applicable images or video and recommendations for further evaluation, maintenance, or repair when warranted. Because portions of the sewer line may be inaccessible due to the property’s configuration, piping conditions, or available access points, the inspection is limited to the areas the camera can reasonably reach and observe.
Want a Better Look at the Sewer Line?
Whether you are purchasing a property, have an older plumbing system, or simply want additional information about the condition of the sewer line, a Sewer Camera Inspection can provide a view of an important part of the property that is otherwise largely hidden.
Commercial Property
Inspection
Whether you are buying or leasing a commercial property, understanding the condition of the building can help you make a more informed business decision and identify concerns that may require attention before taking ownership or occupancy. A commercial property inspection provides an independent evaluation of the property’s observable condition and major building systems.
Our commercial property inspections are tailored to the property type, size, age, use, and scope of the inspection. We evaluate readily accessible systems and components, which may include the roofing, exterior, structure, electrical, plumbing, HVAC, interior areas, and other applicable building components.
We document observable deficiencies, safety concerns, repair or maintenance needs, and conditions that may warrant further evaluation. Because commercial properties can vary considerably in their construction and systems, the inspection scope can be discussed in advance to ensure it is appropriate for the particular property.
Following the inspection, you will receive a clear, detailed digital report with photographs, documented findings, and practical recommendations. The report can help you better understand the property’s condition and identify items that may warrant consideration during purchase or lease negotiations, repair planning, or future maintenance.
Commercial property inspections focus on the building and its readily accessible systems and components. Specialized equipment associated with a particular business—such as commercial kitchen equipment, medical or dental equipment, manufacturing machinery, or similar specialty systems—is generally outside the scope and may require evaluation by an appropriate specialist.

Rental Property &
Maintenance Inspections
Whether you own or manage a rental property, are preparing a property for a new tenant, or want to document its condition before moving in, a property inspection can provide a clearer understanding of existing conditions and help identify items that may require attention.
Water Quality
Testing
Laboratory water testing can be added to a property inspection to provide additional information about the property’s drinking water, particularly for homes served by private wells, when testing is required as part of certain real estate or lending transactions, or when an unusual color, odor, or other water condition is observed during the inspection.

Thermal Imaging
Technology
Thermal imaging is incorporated into our inspections when appropriate to help identify temperature patterns and conditions that may not be readily apparent during a visual inspection. It can provide additional information when evaluating potential moisture intrusion, including possible roof leaks, as well as HVAC, insulation, plumbing, and other conditions.
Infrared cameras detect differences in surface temperatures that can help direct our attention to areas requiring closer evaluation. When investigating potential roof leaks, other sources of moisture intrusion, or plumbing-related moisture concerns, thermal imaging is used together with visual observations and professional moisture meters to determine whether unusual thermal patterns warrant additional investigation.
Thermal imaging may also provide useful information when evaluating HVAC performance, insulation deficiencies, plumbing concerns, appliance operation, and areas of potential air or temperature loss.
Thermal imaging does not see through walls or directly detect moisture. Its effectiveness depends on temperature differences and conditions present at the time of inspection. Previously dried leaks, lack of recent rainfall, or other conditions may limit what can be identified.
